Why Lo Lu Road matters
Lo Lu Road runs from the La Xuan Oai intersection to Nguyen Xien Street. It forms a continuous route from Ring Road 2 via La Xuan Oai, through the new administrative centre of the former Thu Duc area, towards the Go Cong Interchange on Ring Road 3, approximately 15 minutes away. Ring Roads 2 and 3 are two of the most important transport arteries serving Ho Chi Minh City and the wider southern key economic region.

On the morning of 21 August, the Cat Lai Ward Construction Investment Project Management Board held an inauguration ceremony for the upgraded and expanded Lo Lu Road in Long Phuoc Ward, Ho Chi Minh City.
With a total investment of approximately VND 755 billion, the project included comprehensive improvements to the drainage system, street lighting, landscaping, traffic management and other technical infrastructure. For data centres the city encourages advanced technologies, including liquid cooling, to improve operational efficiency and hold Power Usage Effectiveness at internationally recognised levels.
Further expansion
After the Strategic Technology Center, a 194.84-hectare Science Park is expected to open for investment from the fourth quarter of 2027, following a next-generation hi-tech park model that integrates digital infrastructure, green infrastructure and research and innovation space.

Where is Elysian?
Elysian is at 170 Lo Lu, Truong Thanh Ward, Ho Chi Minh City, in the east of the city. According to Gamuda Land, the project is about 5 minutes from Saigon Hi-Tech Park and under 1 km from Ring Road 3. Travel times are indicative and depend on traffic.
Who is the developer of Elysian?
Elysian is developed by Gamuda Land (Malaysia). The seller named in the sale and purchase contract is Truong Tin Construction and Housing Trading Company Limited. Izbushka Properties is not the developer; we resell units from our own investment portfolio and units consigned to us by clients.
When will Elysian be handed over?
According to the developer's sample sale and purchase contract, completion and handover are expected in Q4 2027, depending on the tower. The Tower B sample contract gives an expected handover date of 15 November 2027 and allows up to 90 days' delay from that date. The date that applies to a unit is the one in that unit's own contract.
What apartment types does Elysian offer?
Elysian offers one, two and three-bedroom apartments from 36.88 to 115.46 m², measured to the wall centreline. The contract price is calculated on the net usable (clear-span) area, which is re-measured at handover and confirmed by both parties.
Can foreigners buy an apartment at Elysian?
Yes, within the foreign ownership quota under Vietnamese law. Foreign buyers hold a 50-year leasehold; Vietnamese buyers hold long-term ownership. Izbushka Properties has units for both foreign and Vietnamese buyers.
What is the legal status of Elysian?
According to the sample sale and purchase contract, the project holds Construction Permit No. 38/GPXD issued by the Ho Chi Minh City Department of Construction on 15 October 2024, and Notice No. 1887/SXD-DTPT of 15 April 2025 confirming that the off-plan housing is eligible for sale. The developer has bank guarantee agreements for off-plan housing.
